Northern Cyprus having been off the international map for 30 years has returned to the fore-front of smart investor minds since the U N’s attempt to re-unify the island on May 1st 2004. Cyprus Villas - Buy To Let Investment Opportunities

If you are not accustomed to property market terms then allow me to explain what “Buy to Let” actually means. Well it’s quite straight forward really as it’s just a question of buying and completing on a property followed by letting it out to as many people as possible. The only important factor to consider is that your rental income covers your mortgage payments.

If you decided to buy and then rent out your property you must remember there are two seasons, Low Season and High Season. A high season in Northern Cyprus will be around 7 months of the year, while the low season is the remaining months which are left, but don’t worry because Northern Cyprus as over 300 days of the year of clear blue skies and you’ll find that families like to get away from the dull winter to a nice sunny place like Northern Cyprus.

So let’s quickly run through a nice example of what it will cost you. Let’s say you looking for a property in the value of Euro 250,000, which you can get with a very nice sea view. If you’re buying new then you’ll have to put a reservation fee down for Euro 3000 and this will hold the property for you. After that you’ll have to put a 30% deposit down so that will be around Euro 75,000, don’t forget you have to take the Euro3000 off which you have already paid.

With the deposit out of the way we just have to deal with the 175.000 Euro balance, which we are going to finance. Have a good look at all of the different mortgage options but I would recommend a interest only mortgage, as this way your monthly payments are lower. We will take the best rate in current conditions then the resulting monthly payments work out at about 800 Euro, that being 9.600 per year.

The average rental over a 12 month period for a Northern Cyprus property is around 10 months plus. Now on a property valued at this much you can ask for the following rental prices; High Season Euro 2600 Per Month - Low Season Euro 1500 per Month.

So let’s say you rent your property out for 6 months in the high season and 4 months in the low season… your total rent for the year would be Euro 21600. Now you’re telling me that there’s no money in renting. There are other charges to pay which include rental management, community fees and the cost of these will range depending on which rental management you take your property out with. But the cost is way less than Euro 1000.

Cyprus has become Europe’s top holiday destination in a very short time and is probably the only place in Europe where property prices are still on an upward trend. You may think it is risky buying a property abroad, but in Cyprus English is the language for doing business in and for added security villa rentals are booming and this extra income will more than cover your mortgage payments. At present banks are lending an average 75% mortgage on the property value for non-residents, so don’t miss the boat and make a wise investment with 3 fold benefits;- property appreciation, rental income and a free holiday or holidays. You could go and spend the deposit money on a new car or make the best investment of your life. I know what I would do and it wouldn’t need an mot.

I am positive that if you ask anyone you know what their best investment has ever been that the answer would be a property. I have been over the many reasons why you should invest in Cyprus… the language, the sun, the booming market and would you believe it that they actually drive on the same side of the road as us Brits. Cyprus really is a paradise in every sense of the word and I really can’t say one negative thing about the Island or the investment. Remember the villa only needs to be rented out for about 20 weeks a year to cover the mortgage, leaving an incredible 32 weeks for you if you like.

You could even be smarter and buy two properties in Cyprus, this way you could help pay off your own mortgage on your own house. My advise to you is don’t sit around and let offers like this pass you by, take some action and I’ll guarantee it you’ll reap the benefits from it latter on down the line.
