Northern Cyprus having been off the international map for 30 years has returned to the fore-front of smart investor minds since the U N’s attempt to re-unify the island on May 1st 2004. Despite the fact that re-unification attempts failed to unite the island Northern Cyprus hit the press and people started to realize there was a whole different side to Aphrodite’s island. The southern part of Cyprus is far better known by British holiday makers and investors but is often criticized for having become over commercialized and very expensive.

We are basically revealing an almost untouched paradise with a rich historical background and a natural beauty that can’t be found on the rest of the island. The virgin coast lines are just unreal and you will be amazed by the ancient cultural traditions still in force today. This untouched paradise has the upper hand on its southern cousins as developers start to take advantage of cheaper land prices hat enable them to sell finished properties at half the price.

If you are lucky enough to buy off plan, you can expect a 30% increase in value by the time of completion in the area of the district of Kyrenia. The same district is also a very popular resort of tourists in summer and there are already a lack of villa rentals. The very latest project to get going is to the east of Kyrenia where a brand new 18 hole golf course development and a marina in under way. This region of Cyprus in right by the sea and is surrounded by mountain peaks, but land is so much more cheaper here compared with other developed Mediterranean countries.

Property Development: Property is no longer considered an ‘alternative investment’ but a way of reaching excellent returns on initial capital. Northern Cyprus is at the beginning of the growth potential spectrum and therefore can provide excellent returns in a very short period of time. Investment in property is now widely recognized as an excellent way of achieving outstanding returns on initial capital. North Cyprus is just embarking upon its property boom, and thus constitutes a prime opportunity for investors to enjoy a very high return on investment in a relatively short period of time.

There is no doubt in my mind that Villas and apartments for sale in North Cyprus will provide potential investors with a quick or long term profit, and that the way to make the biggest profit is by going directly to the builder. This is where you are going to need a bit of advice and guidance, so that you come out with the best deal possible.

All of this development is increasing tourism and providing new routes to put the North on the map. In addition some travel agents are now offering dual holidays in the North and South part of the island. Negotiations to lift the International air embargo are, however, underway in Europe. This is supported by both the UK foreign affairs committee and the US. Tourism Investments: Tourism developments are actively encouraged by both the local government and the government of Turkey and therefore many incentives, funding assistance and tax breaks are available. For more information on Villas and Apartments for sale in North please visit CyprusInformer.com now.

When people start out looking for property in Cyprus, they will look over all property types on offer, although anyone on a low budget will probably have to conform to an apartment. The best advice you can get for buying an apartment in Cyprus would be to have a good look round the Island, as prices can differ quite a lot depending in which area you are looking in. Always be wary of the most incredible offers and make sure you do a bit of investigation work into why a property is so cheap.

Have you visualized yourself relaxing in your very own Cyprus villa or apartment? If you’ve done this, and done all the necessary research, you will most likely find yourself in a very good position when it comes to buying Cyprus properties for sale at any price range. Examples of things you need to know include the average prices of neighboring properties and the reason behind the sales of surrounding properties. Have the owners already bought property somewhere else? If they are looking to make the sale quickly - because they have accepted a job in another location, for example”"then you stand to make a great deal. Sellers who want to close the deal quickly will be more likely to take a low offer to get it over with.

The successful outcome of the operation will be dependent on several factors, so the more local knowledge you have under your belt, the better. Other important factors include you being a cash buyer or having a mortgage agreed and not being caught up in any sort of property chain. Make sure that you give concrete details on exactly what you are looking for and don’t to swayed into buying something else, regardless of how good it may seem. Stick to your guns and check out several estate agents and look through local newspapers for a better overall view of the local property market.

Under normal circumstances when there is a property crisis and the market slows down, well the purchaser tends to have the upper hand on the negotiating table. Although we are seeing this trend at the moment throughout the western world, Cyprus is still a developing nation and the current trends just don’t apply there. If we now had to compare current market property prices in Cyprus with the rest of Europe, you would be shocked to see that a villa in Cyprus would only fetch you an apartment in the UK.

Smart buyers will carefully examine what’s included in the sale and what work needs doing to the property to bring it up to top standard. When you are viewing the house, look carefully for any ongoing property maintenance that needs to be done. Even a bit of decorating will cost you time and money, and can be reflected in the asking price. It’s also worth indicating that you will have a survey carried out if your offer is accepted. Your Cyprus estate agent can arrange everything for you.

Some people may feel that they are in the market for almost any type of property for sale in Cyprus, but many soon realize that their budget is limited, and so they begin looking for something similar in cost to cheap studio apartments in Cyprus. Have you visualized yourself relaxing in Cyprus in a villa or apartment? If you’ve done this, and done all the necessary research, you will most likely find yourself in a very good position when it comes to buying property for sale in Cyprus. You should make sure that the seller’s real estate agent fully understands your requirements and economic situation.

I have done so much research for people on the internet regarding independent property investment advice in Cyprus and I have only come across one site that hits the mark in those areas. This magnificent blog at CyprusInformer is full of great tips on property investment and even just living in Cyprus so make sure that you do carry out some research and make sure you visit the Cyprusinformer blog.

Cyprus Villas - Buy To Let Investment Opportunities

If you are not accustomed to property market terms then allow me to explain what “Buy to Let” actually means. Well it’s quite straight forward really as it’s just a question of buying and completing on a property followed by letting it out to as many people as possible. The only important factor to consider is that your rental income covers your mortgage payments.

If you decided to buy and then rent out your property you must remember there are two seasons, Low Season and High Season. A high season in Northern Cyprus will be around 7 months of the year, while the low season is the remaining months which are left, but don’t worry because Northern Cyprus as over 300 days of the year of clear blue skies and you’ll find that families like to get away from the dull winter to a nice sunny place like Northern Cyprus.

So let’s quickly run through a nice example of what it will cost you. Let’s say you looking for a property in the value of Euro 250,000, which you can get with a very nice sea view. If you’re buying new then you’ll have to put a reservation fee down for Euro 3000 and this will hold the property for you. After that you’ll have to put a 30% deposit down so that will be around Euro 75,000, don’t forget you have to take the Euro3000 off which you have already paid.

With the deposit out of the way we just have to deal with the 175.000 Euro balance, which we are going to finance. Have a good look at all of the different mortgage options but I would recommend a interest only mortgage, as this way your monthly payments are lower. We will take the best rate in current conditions then the resulting monthly payments work out at about 800 Euro, that being 9.600 per year.

The average rental over a 12 month period for a Northern Cyprus property is around 10 months plus. Now on a property valued at this much you can ask for the following rental prices; High Season Euro 2600 Per Month - Low Season Euro 1500 per Month.

So let’s say you rent your property out for 6 months in the high season and 4 months in the low season… your total rent for the year would be Euro 21600. Now you’re telling me that there’s no money in renting. There are other charges to pay which include rental management, community fees and the cost of these will range depending on which rental management you take your property out with. But the cost is way less than Euro 1000.

So if your fancy buying a property and renting it out why not try Northern Cyprus, over 2.6 million people visited Cyprus last year and this number is growing year by year, so you can see there is a massive market for renting. The blog at CyprusInformer.org is a very useful guide that we assist you in making the right decision on property in Cyprus.

Cyprus Villa Rental Guide

Many people will be choosing Cyprus as their holiday destination this year and will be in desperate need of this holiday guide plan, especially if they have chosen a Cyprus rental villa. A problem free vacation will be on the cards for anyone who follows this excellent guide.

On top of the list is the letting agency that you use so make sure it comes with a recommendation or that it is of reputable standing. Never pay any money out until their complete contact details have been confirmed and not only a mobile telephone number. Always use a web site that has a list of satisfied customers and try and contact some of them. Also have a look one of the social bookmarking sites such as stumbleupon where people leave genuine comments regarding site content or services offered. Always pay via PayPal for on line payments so if you haven’t signed up yet, head over to their home page.

Another way to check on the letting agency is just putting their name into the Google search box and then check out the links that come up with their name in them. When it comes to paying, in order to get an over all picture of the price range you should compare the quoted prices on internet with others from a traditional high street travel agent. Take care with the amount paid on internet as they may be quoted in Euro, so check out current exchange rates through on line exchange converters such as xe.com.

Make sure you don’t leave home without having printed off arrival instructions to your Cyprus rental villa as you will find that taxi drivers may have problems if you don’t. In order to get a great overall look at your rental villa and the local surrounding area, then use Google Earth for an inner look at your holiday destination area.

You may be now scratching your head having already made your reservation, but hopefully there won’t be any problems to change at this point. By following these basic steps you will be able to find a perfect holiday destination in Cyprus and I hope you enjoy your time spent on this paradise island.

Get The Best Advice For purchasing Your Villa in Cyprus

Cyprus has become Europe’s top holiday destination in a very short time and is probably the only place in Europe where property prices are still on an upward trend. Cyprus is an island paradise and offers every type of luxury to it’s visitors, which is why people have gone mad with buying their second homes there. If you are looking for a secure investment with holiday benefits included, now is the time to do some good research and get your foot on the Cyprus property ladder.

You may think it is risky buying a property abroad, but in Cyprus English is the language for doing business in and for added security villa rentals are booming and this extra income will more than cover your mortgage payments. When you talk about a winter break you can count Cyprus out as the weather is fine and sunny throughout the whole year, so let’s not talk about a low season where Cyprus is concerned.

Pensioners tend to spend between 2 or 3 months a year abroad in order to get away from the harsh Winters, and why not spend your heating allowance on getting warm with warm sunshine. If you have been to Cyprus before you would no doubt agree with me that their winter is as warm as a British Summer.

Buying a property in Cyprus couldn’t be easier or more secure as the banks are more than willing to give out mortgages. It’s normally the way when the market is booming, but you won’t feel pushed as all the different mortgage options are explained to you in your language. You will only have to rent out your villa for between 16 and 20 weeks a year just to cover the monthly mortgage repayments and the rest is just profit.

At present banks are lending an average 75% mortgage on the property value for non-residents, so don’t miss the boat and make a wise investment with 3 fold benefits;- property appreciation, rental income and a free holiday or holidays. You could go and spend the deposit money on a new car or make the best investment of your life. I know what I would do and it wouldn’t need an mot.

I am positive that if you ask anyone you know what their best investment has ever been that the answer would be a property. I have been over the many reasons why you should invest in Cyprus… the language, the sun, the booming market and would you believe it that they actually drive on the same side of the road as us Brits. Cyprus really is a paradise in every sense of the word and I really can’t say one negative thing about the Island or the investment. Remember the villa only needs to be rented out for about 20 weeks a year to cover the mortgage, leaving an incredible 32 weeks for you if you like.

You could even be smarter and buy two properties in Cyprus, this way you could help pay off your own mortgage on your own house. My advise to you is don’t sit around and let offers like this pass you by, take some action and I’ll guarantee it you’ll reap the benefits from it latter on down the line.

If you would like to know more about Cyprus properties then try cyprusinformer.com out, they’ll point you in the right direct and give you all the advice you need to purchase your Cyprus property and show you how to rent it out the easy way.

Cyprus holds an intense mystical beauty that combines ancient culture with modern European habits. Cyprus is just full of golden beaches and wonderful inland mountain views. You will be hit by the scent of orange and lemon groves and you will amazed at the size of the luscious grapes in the vineyards. The historical aspect is just overwhelming with ancient ruins and stone villages of the past bygone civilizations. Accommodation is not an issue with wonderful villas available as explained below;-

Pissouri Villas: Located at the south side of the Island, Pissouri is basically spilt into dual communities. The Pissouri bay area is just a short distance from the Pissouri village. It is mainly a residential area of farmers and wine-makers. You can find a few noted holiday villas for rent in Cyprus in the region of Pissouri.

There are plenty of shops, a market, a stylish 5 star hotel, spas and a bank and all closely situated to the Pissouri villas. The villas are snuggled up within the vineyards and are normally south-facing so that you get good sea views throughout the day. The villas come with beautiful gardens and a pool and you will find water sport activities in the bay or you can just do a bit of sunbathing on the golden beaches.

Aiya Napa Villas: Aiya Napa is on the whole a residential village and is in easy reach of the Aiya Napa water attraction park. It is also well situated for going to the Nissi beach, which is ideal for anyone who enjoys water sports. It is also just a short way from the Aiya Thekla beach, which is ideal for animal lovers as it is famous for its different varieties of turtles and colourful fishes.

So if you are looking for holiday rental villas in Cyprus, then this town offers a full range of modern villas that are fitted with all mod cons, stylish kitchens, living rooms with fireplaces, bunk beds for the kiddies, large private pools and much more. You can spend the day just lapping up the wonderful views or listening to the roaring sea and just a few minutes from the town centre.

Agios Tychonas Village Villas: The tranquil village of Aigos in the Limassol region presents some outstanding villas set in a paradise of greenery. Just a short distance from the tranquilly though, you will find popular beaches if you do decide to abandon the luxury villa dwellings that will really make you feel at home. This region also offers the quaintest of villages of great historical interest surrounded by golden beaches and beautiful landscapes. You can bank on warm sunny weather conditions throughout the year as well as a peaceful environment far away from noisy cities.

These top class villas are located at a short distance from hotels with spa, bars, pubs and clubs. You may also like to play a round of golf or just enjoy visiting a number of museums and castles which are within the region. You will also be able to share your daily lives living side by side with the locals and try and learn a few words too, it goes a long way towards good relations.

So just to summarise, Cyprus and all it has to offer can be best experienced through a rental villa giving you all the independence you need. You will feel welcome from day one as you lap up the sights and cultural experience only to be found on Cyprus.

Cyprus Informer reviews Cyprus Vacations

Our experience in Cyprus holidays clearly shows that almost everyone who visits the island loves it, but they generally have a very poor villa rental experience. That’s why it’s so important you rent your villa from a rental agency with an established reputation and track record…

Don’t risk ruining your Cyprus holiday when you can use our recommendation that guarantees a top class experience and one you’ll almost certainly want to repeat (as many of their clients do!). Here’s 10 reasons why we consider Ocean View to be your very best option for renting a villa in Cyprus

We noticed right away that this company only has it’s long term reputation in mind and seem to double check on the smallest of details. They intend to become the top villa rental agency by sticking to very strict guidelines when it comes to customer service and they will not turn their back on you once they have your money in their pockets (not like some of the other agencies tend to do). Their business practise is based on the high quality companies that operate in the United States, so you can just imagine those friendly smiling faces already.

Specifically I mean they look out for the details, which other companies don’t because other companies don’t want to spend the extra money, or take the extra time and trouble. They have hundreds of hand picked luxury villas ready for your ideal holiday in Cyprus, to suit all budgets and needs.

The villas on their lists are all privately owned and they have an amazing team of professionals that guarantee the very highest of standards that will be maintained throughout your stay. You really will be able to have a relaxing holiday as they literally take care of everything and you won’t have to deal with any nasty surprises.

The most reassuring part to the whole service that they provide is the fact that you will be attended to 24 hours a day as they provide an emergency service line. Even on arrival you will be met by one of the company’s representatives who will show you to the rental car. You will then be given further assistance to get to check-in office where you will be able to pick up your villa keys.

This is the first time that I have heard of a villa rental agency that lays on a private lounge area for its clients at the airport. Amazing and very useful if you have to deal with flight delays and on arrival they will arrange for either a rental car or a taxi, so that’s the transport taken care of. These are just a few points that make up a stress free Cyprus holiday experience.

They have a vast amount of experience n the rental villa sector and the one thing they have learnt over the years is that you don’t task any risks with clients. They are so helpful and will point you in the right direction when it comes to eating out and they will let you know which sites shouldn’t be missed during you stay in Cyprus.

Cyprus Villa Homes - Purchasing with a Mortgage

Posted: under Travel.
Tags: Cyprus rental villa, Cyprus rentals, rent cyprus villas, rent villas in Cyprus, rental villas in Cyprus

by Tim Martins

If you’re thinking of buying property, Cyprus has a lot to offer. Of course the wonderful climate is one of the first aspects that people think about, but there is also the mellow way of life, the warm sea to swim in, the healthy foods, the rustic landscape and the welcoming people.

There are daily flights from many UK airports to Cyprus so you will always be able to hop on a flight with little notice. Cyprus is a modern day European country with all the mod cons that you are accustomed to and most of all you can get Sky TV there so you will be able to keep up with whatever soap you are hooked to.

If you buy in Cyprus you are not just getting a great property investment, but also the chance for free holidays and the chance to earn some real profitable rental income. The long season means you get enough income to cover the mortgage and other property running costs with net profits being shown at the end of the year.

Loans and Mortgages - You will find the local banks very welcoming in Cyprus if you are looking to invest in buying a property on the island. The banks will often finance the new build developments in the area you are looking at, so try and get your mortgage from the same bank that is also financing the new development property that you are interested in.

On the other hand, if you try another bank, independent of the developer, you will have to pay a bank guarantee which will be 1.5% to 1.8% of the value of the property annually until you get the title deeds.

Legal Procedures When Buying Property - Thankfully the legal system in Cyprus is a virtual copy of the British system and you will soon feel safe when you see how well protected a purchaser is. As a way to protect purchasers, once the sales contract is signed and sealed and the deposit is paid, the Land Registry in Cyprus gives an easy and effective legal instrument known as the ‘Specific Performance’.

By this legal method alone the purchaser’s rights of ownership are completely protected to the day the deeds are finally signed by the purchasing party. This contract cannot be canceled by any competent party, so it can’t be sold, leased, mortgaged or transferred.

To handle the legal issues an English speaking lawyer should be appointed and if you’re buying a new build in Cyprus, ensure the lawyer is not concerned with any aspect of the property development so that conflict of interest does not arise. The fees of the lawyer are generally 1% of the property price.
